A 10kVA unit with a 0.7 power factor gives you 7kW of real power. That's a mismatch with modern IT gear, which typically runs power factor corrected supplies close to unity. Active Input Power Factor Correction: Drawing Cleanly from the Three-Phase Supply
When you pull power from a three-phase panel with a large electronic load, harmonic currents can sneak back onto the building's wiring.
